Wood Residential has an immediate opening for a highly experienced Leasing Specialist. We are an award-winning, full-service, multifamily property manager and an affiliate company of Wood Partners, a group of limited liability companies. Wood Partners is a national leader in the development, construction, and management of apartment communities across the United States.

Salary- Depending on experience- $22-$24/hour.

DUTIES
As a Leasing Specialist, you start your day by reviewing the contact leads supplied to you and following up with individuals you have previously met. While this is a sales role, most of your leads come from Wood Partners call center, walk-ins, phone calls or responses to your advertising. Combining the best of inside sales and outside sales, your role is to build a professional relationship with prospective residents, matching their needs to Wood Partners properties.

Additionally, as a Leasing Specialist, you will

Show apartments and answer prospective residents' questions about pricing
Market the property efficiently and effectively to ensure a high level of traffic and implement aggressive sales techniques to ensure a high (over 33%) closing ratio
Prepare and organize resident documentation, including lease agreements
Verify applications and follow up on applications including resident screening
Consistent follow up on prospects and leads<
Coordinate with the marketing team to place online ads and ensure signage is correctly positioned
Maintain prospect records using proprietary online tools
Walk vacant units to ensure property and unit upkeep and readiness for leasing
Oversee the move in process
Ensure curb appeal and upkeep of property, amenity and resident areas
Ensure a high level of customer service, retention and satisfaction by helping to resolve ongoing resident issues
QUALIFICATIONS
Our Leasing Specialists share common passions - confidence, creativity and organization. Combining confidence and creativity, our Leasing Specialists reach out to attract new residents, determine their needs, address those needs and then close the sale. Your organizational skills enable you to juggle multiple prospects, existing residents, walk-ins and follow ups all in stride within the course of your day. While we look forward to teaching you about property management and leasing units, we need you to bring your confidence, creativity and organizational skills to Wood Partners along with:

Excellent communication skills demonstrating verbal and written expression, active listening and ability to maintain interpersonal relationships
Ability to identify strengths & weaknesses of alternative sales approaches
Prioritization & organization of time and customers
Experience operating computer systems, specifically Microsoft Office Suite and property management systems, Yardi
Willingness to work non-traditional hours including early evenings, weekends and holidays
Successful Sales Specialists have come from retail, customer service, hospitality, finance and real estate

SERVICE TECHNICIAN 1

Service Technician I is responsible for working with the Service Director to manage the property and provide maintenance support to ensure peak performance of all systems including mechanical, electrical, plumbing and HVAC. In addition to technical experience, has proven customer service and leadership skills which are necessary to promoting resident satisfaction and retention.



Essential Duties and Responsibilities:

Possess the necessary level of skill and knowledge as related to performing assigned maintenance/service functions

Complete projects/tasks in a thorough, accurate, and timely manner.

Ability to make sound decisions and problem solve timely and effectively.

Follow up on assigned service requests within 24 hours

Complete assigned daily, weekly and monthly tasks timely and accurately

Constantly observes the condition of the community and immediately reports and/or initiates action to correct unsafe condition

Physically walks the property on a frequent basis to ensure pathways to units/models, stairways and breezeways, dumpster areas, recreation areas, common areas, grounds adjacent to the road and walkways remain neat and free of litter and debris at all times.

Maintain the appearance of the building exterior and grounds effectively

Completes other miscellaneous tasks as assigned by the manager on duty

Maintain regular and predictable attendance and punctuality

Perform after hours emergency on-call coverage as scheduled

Perform other tasks as assigned by Management

Follow company safety standards and procedures and report any problem or condition which could be a hazard or potentially dangerous.



General:

Display a service-oriented mindset at all times

Maintain courtesy and diplomacy with residents, colleagues, management, vendors/sub-contractors, external customers

Maintain resident and employee confidentiality at all times

Follow all organization’s policies, practices, and procedures

Participate in company training classes and meetings as required

Participate in proactive team efforts to achieve departmental and company goals

Maintain a professional appearance and demeanor

Starting pay is $24-$26/ hour depending on experience. $1,000 sign on bonus after 90 days of emplyment.

REQUIRED QUALIFICATIONS

Education/Training/Licenses:

Experience in maintenance and groundskeeping

Use of small hand tools, gas power tools, blowers, power washers as well as brooms, ladders, scrub brushes and various types of rags, different types of cleaning solvents, and including use of required safety equipment.

Must have reliable transportation to get to work as scheduled and for on-call emergence maintenance

For safety purposes must be able to read, write and communicate effectively in English; bilingual Spanish skills TO read, write and communicate effectively are a plus



Experience:

Must have a minimum of 1-year apartment maintenance experience



Skills and Knowledge:

Ability to prioritize and organize your daily work responsibilities

Ensure excellent service standards to maintain a high level of resident satisfaction

Professional appearance and demeanor

Ability to make sound decisions and problem solve timely and effectively.

Work cooperatively with others



Attendance:

Maintain regular and punctual attendance

Work overtime as assigned

Position requires employee to be on call and to perform services as scheduled or as necessary including nights, weekends, and holidays



PHYSICAL, EQUIPMENT, AND WORK ENVIRONMENT

Ability to lift/carry up to 50 lbs. Employs two-person lift when lifting/carrying objects that weigh more than 50 lbs

Ability to carry, push and/or pull, stoop, kneel, crouch and/or crawl

Significant amount of walking throughout the day

Climbing up and down a ladder

Ability to work in hot, cold and/or damp environments

Use of general grounds keeping equipment including, but not limited to leaf blowers, snowblowers, brooms, ladders, scrub brushes and various types of rags, different types of cleaning solvents, and including use of required safety equipment.

Manual dexterity is sufficient to reach/handle items, work with the fingers, and perceive attributes of objects and materials.

Meet our Waverly Pet of the Week, Chloe! Chloe is a 4-year-old Yorkie, originally from Orlando, Florida.

She has traded the Sunshine State heat for sweater weather here in the Bay Area. And she’s loving her daily explorations around the streets of Oakland.

Her favorite things include long naps, snacks, keeping watch over the door to keep out the bad guys and giving loving licks and smiles to new friends. She never meets a stranger.

Meet our Waverly Pet of the Week, Schindler! Schindler, loved by Ricardo and Maggie, is about to turn 10 in a few months! As a kitten, she has lived everywhere from a college dorm room at Davis, to her later years enjoying the big city life in Sacramento and Oakland. She is quite moody and has a big personality. She's a bit shy and hesitant at first around new people, but really warms up after a while and has made many friends far and wide.

Her favorite places to nap are on top of bags or newspaper, inside boxes or the dryer, or on a warm blanket, especially when there’s Netflix on (which she always sleeps through).

When she isn't napping, she enjoys curling up near the window to bird watch, and is immediately the first to try to jump inside any new box that is brought home, no matter how big or small. She also loves playing with straws and toy mice, smelling the delicious food we bring home (especially anything from Capelo's BBQ food truck!) and actively choosing to ignore us when we call her.

Please meet Alta Waverly’s Pet of the Week- Lovely Kona!

In her past life, Kona was born and raised in the Central Valley of California on a farm to be a herder alongside her family of other border collies. That career lasted a couple years until her previous owners decided her herding chops weren't up to the standards of the farm.

If you ever have the chance to meet Kona, you'd know she's not like most border collies. She's a lovebug, a silly romper and has much more to offer a family than just being a working girl. We were lucky enough to rescue her and bring her to the city, where she's blossomed into a city girl who loves the cooler weather, coastal park adventures and sightseeing that endlessly enthrals her beautiful mind.ArtWork by

Our featured Alta Waverly Pet of the Week. Meet Smitty! Originally from Hermiston, Oregon, at the age of 6 months Smitty relocated to the Bay Area in 2014.
While he is in good company with other cats and dogs, he really prefers the company of humans and considers himself quite the ladies man. (The Waverly Team can attest)
Pre-covid, he could often be found at Telegraph Beer Garden, the Stork Club, and Drake’s Dealership - his favorite watering holes.
His favorite pastimes include napping, playing with Lamp Chop, “chew chew” or “Kong”-o time and road trips.
He is strong willed and determined to get what he wants out of life using his charm, expressive face, and good looks.
He’s been an Alta Waverly resident since October 2019. With
