Swipe through to see some highlights from last night’s beautiful wedding, and also a little trip down memory lane 😉

I met Stevie when she was an Americorps volunteer and I was a teacher at Rudsdale Newcomer high school. Later, she came to work for us at Talbot Team, and helped us thrive throughout a historic year in real estate. Together we hustled hard, transformed spaces, and managed to close 50+ transactions without completely losing our minds. We got our first COVID shots together, became ad hoc home stagers (home goods didn’t see us coming), and built out a listing system we still use today. And best of all, we had fun doing it!

Stevie, while we miss working with you pretty much every day, we are so proud of the career you have made for yourself and the noble path you continue to forge.

Would we have loved to do more prep to the property before bringing it to market? Honestly, yes. But one of the most important parts of our job is helping sellers make strategic decisions about where to spend money… and where not to.

Every home has a different “highest leverage” plan.

For this property, we had many conversations with the sellers about what updates would create the biggest impact without over-investing. Together, we focused on the changes that mattered most (flooring, paint, landscape), while also helping buyers see the future potential of the home during open houses.
Staging played a huge role in helping buyers emotionally connect to the space and envision what additional cosmetic updates could look like over time.

You do not always need a full remodel to get a strong result. Sometimes it’s about knowing which improvements move the needle most — and having a strategy to bridge the gap between what a home is today and what buyers know it could become.

Q1 felt like a mix of steady momentum and a little chaos (the kind we’ve come to expect this time of year).

Our highlights include:

🏘️ Lots of listing prep and coordination. We are so grateful for all our clients who trust us to prep their homes for sale.
🏡 Countless home tours with positive buyer momentum. A definite shift from the past few years.
🌵Major landscaping pushes and getting to spread agave pups from our garden throughout the Bay Area.
🎿 Family ski trips and some solo time without the kids.

What we’re seeing in the East Bay real estate market:

Inventory is still tight. It’s firmly a seller’s market in many East Bay pockets (particularly Berkeley, north Oakland, and Estudillo Estates/San Leandro North)

It’s still a market that rewards preparation, strategy, and patience (on both sides).

Grateful for the pace, the people we get to help, and the small moments in between that keep us grounded.

The rain this week has us dreaming of our perfect spring break earlier this month.

We spend four nights in Oceanside and spent every day at the beach. We went to San Diego and were so spoiled to be able to go on our friend’s sail boat! Paul may have a new life goal.

SoCal we love you!!! We asked the kids if they would want to move to be closer to the beach and their answer is still “no, we’re not leaving San Leandro!”

Luckily the drive isn’t too bad so we’ll be planning more breaks there in the future.
