Looking for a California rental? Here's why your application matters more than ever. 🏡

Under California's current security-deposit rules, most landlords are limited to a security deposit equal to one month's rent.
That means strong screening can become even more important to housing providers.
Before applying, be prepared with your:
✔️ Proof of income
✔️ Rental history
✔️ Identification
✔️ Required application documents
✔️ Credit information, when applicable

💳🏠 GOOD INCOME… BUT WHAT ABOUT YOUR CREDIT?
Having enough income to pay the rent doesn't necessarily mean you've met every part of a property's rental criteria.
Depending on applicable law and the property's established screening criteria, credit history may also be considered.
If there are collections or other negative items on your credit report, don't wait until you've found the perfect rental to discover them.
Review your credit reports, make sure the information is accurate, dispute errors when appropriate and determine how you'll address legitimate negative items.
The goal isn't just to find a rental. It's to be READY when you find the rental you want. 🔑

When you're searching for a rental, there are two different questions to consider:
1. Do I QUALIFY?
That means meeting the property's established rental criteria, which may include an income requirement such as 2.5 or 3 times the monthly rent.
2. Can I comfortably AFFORD it?
That's about your personal budget. A commonly used affordability benchmark is spending around 30% of gross income on housing, but everyone's financial obligations are different.
You may meet the qualification criteria and still decide that a particular rent isn't comfortable for your budget.
Knowing the difference BEFORE applying can help you make a better rental decision.

💰🏠 GOOD JOB. GOOD INCOME. STILL DENIED?!

Having a good job and earning enough to pay the monthly rent doesn't necessarily mean you'll automatically qualify for every rental.
Affordability and qualification aren't always the same thing.
Income may be one part of the application, but housing providers may have established rental criteria that consider other factors permitted under applicable law.
That's one reason we encourage renters to review the rental criteria BEFORE paying an application fee and submitting an application.

More housing or stronger renter protections — or can California do both? 🏡⚖️
Rent control can provide stability for renters, while housing providers and developers may worry about whether increased regulation makes rental housing a less attractive investment.

During the pandemic, remote work changed what many renters needed from their homes.

Some renters who previously chose smaller San Francisco apartments began looking for larger spaces outside the city where they could have a separate work area and more room.

That shift in renter preferences contributed to changing demand across parts of the East Bay and surrounding suburbs while San Francisco experienced its own rental-market challenges.

It was a great example of how quickly a rental market can change when people's lifestyles and housing needs change.

California needs more housing—but building it comes at a significant cost.
Land, labor, building materials, permits, fees and the approval process can all add to the price of developing new housing. Once a property is completed, owners also face ongoing expenses associated with operating and maintaining it.

Those costs are another piece of California's larger housing affordability puzzle.

🏠💸 WHY IS CALIFORNIA RENT SO DAMN HIGH? — The Housing Shortage

One major factor affecting California rents is a shortage of available housing.

Think about 100 families looking for homes when only 70 homes are available. Demand exceeds supply, creating more competition for the housing that is available—and that can put upward pressure on rents.
Increasing the housing supply is one piece of California's much larger affordability puzzle.

But we're curious what renters and housing providers think:
