I was driving through Mahwah the other day — out near the Ramapo Valley Road stretch, where the tree line starts to open up — and it hit me again.

This town doesn't look like the rest of Bergen County. It doesn't feel like it either.

Most of Bergen County is dense. It's walkable in spots, sure. But it's also traffic lights every quarter mile, houses on top of each other, and zero sense that you've actually left the metro area. Mahwah is different. It sits up against the Ramapo Mountains. It borders New York State. It's got land. Real land.

And yet I still talk to buyers who lump it in with every other Bergen County town like it's interchangeable. That bothers me a little bit. Because the buyer who belongs in Mahwah is not the same buyer who belongs in Ridgewood or Teaneck. The lifestyle is genuinely different.

If you're coming from somewhere urban — Manhattan, Hoboken, Astoria, wherever — and you want Bergen County but you also want to feel like you actually escaped, Mahwah is the town worth looking at first. Not last.

My tip: don't let the Bergen County label fool you into thinking every town here is the same. Drive through Mahwah on a Saturday morning before you make any decisions. Let the town speak for itself.

You're paying $3,800 a month for a one-bedroom in Hoboken. And you're still sharing a wall with someone who apparently practices drums at midnight.

I get it. That was the trade-off you made to stay close to the city. But here's what I keep seeing — people who made that trade-off five years ago are now sitting across from me asking why they waited so long to make a move.

Mahwah is not Hoboken. It's not Jersey City. It's not that version of New Jersey where you're still basically living in New York but paying New Jersey taxes. It's actual space. Actual quiet. A yard. A garage. A commute that, yes, takes longer — but one you're making from a house you actually own.

Here's the thing nobody tells you when you're comparing costs: you're not just comparing rent to a mortgage. You're comparing a lifestyle you've outgrown to one that actually fits where you are right now.

My one tip if you're doing this math: stop comparing monthly payments in isolation. Factor in what you're getting for that number. Square footage. Outdoor space. School district. Long-term equity. The full picture looks very different than the spreadsheet you've been staring at.

I really enjoyed getting to know Musab and hearing the story of how he and his partners got started, built their business, and eventually decided to open their second location right here in Oakland.

That’s one of my favorite things about the Bench Series. You get to know the people behind the business and hear their story.
