Such a cool house, I had a great time working with the sellers.

And guess what, they found me after prompting Claude. They said hey we aren’t happy with our agent, we want someone that is creative to help us here.

Ai recommended, homeowner approved!

That’s me, I’m creative. We did a lot of planning to get it here, but the work was really done by the owners. They took my plan and followed it to perfection.

We used a supplemental staging strategy - they did not have to move out or risk it for the biscuit. They did what they had to do to accommodate showings. And their cats and their axolotl are all off to Denmark.

The east bay just lost some chillers

That money doesn’t disappear — it gets baked into how agents operate. When an agent gives up that much of their commission, something has to give. It might be the time they spend on your search. It might be the negotiating leverage they bring to the table. It might just be the energy they have left for your deal.

Buyer representation is almost always a wild ride - and this property is about as wild as it is exceptional.

So many systems to inspect and being almost off the grid on well water and septic it was vital that we get it right.

Our entry point was about 100K under the requested price. And after 3 weeks of inspecting we were able to negotiate another 65K price reduction AND a 35K seller credit.

That credit put us under the Solano County threshold for conforming loans and allowed us to save big on interest rates, barely escaping the jumbo loan space.
