I field alot of complaints about other inspectors that are internachi certified and in their defence people misunderstand this one word way too often ,,,, Due diligence ! Lets look at the meaning....
"Due diligence is a comprehensive investigation, audit, or review performed by individuals or businesses to evaluate potential risks, verify facts, and assess the value of a transaction, such as mergers, acquisitions, or investments. Its purpose is to make informed decisions, mitigate financial or legal risks, and ensure compliance with legal standards". Now that being said a home inspectors due dilligence does NOT include checking local codes or laws to verify compliance on home inspections. We do not look for comps and figure out the value of the home is it a good price or not, We do not assess value. We work as a part of YOUR due dilligence NOT the complete due dilligence package. I just talked to a person upset that a husban and wife team this client said did a bad job and sent me the report and asked me to cover what they missed.
I looked over the report and said this looks like a good report to me. A Home inspection does NOT gurentee there are no issues at all or that the inspector will find everything, rathetr it greatly reduces your risk of issues popping up. I did one inspection that looked great and a month later the water heater stopped working. I missed nothing it was just its time. Currently in Maine we have many more good inspectors than bad ones unlike a few years ago. Please be careful about making reviews not understanding the inspectors job
