Seller question: Are HOA dues hurting my condo sale?

Not always.

HOA dues become a problem when buyers do not understand what they are paying for.

If the monthly dues are high, buyers will want to know:

✔ What do the dues include?
✔ Is building insurance included?
✔ Are reserves healthy?
✔ Are there special assessments coming?
✔ Is the building well maintained?
✔ Are there amenities that justify the cost?
✔ Are utilities, parking, security, or exterior maintenance included?

For Oakland condo sellers, the goal is not to avoid the HOA conversation.

The goal is to explain the value clearly before buyers make assumptions.
