Far fewer come with a newly rebuilt solar-powered pool, RV parking, solar panels, an EV charger hookup, and a sunroom addition that gives you options as your needs change.

One thing buyers often underestimate is how valuable flexible space can be. The sunroom may not be a bedroom, but it could easily become one of the most-used rooms in the house—a home office, playroom, gym, or second living area.

Sometimes it's not any one feature that makes a home stand out. It's the combination of features that would be difficult and expensive to add later.

Some luxury segments continue to gain momentum, while many lower-priced homes are facing longer market times and more price reductions.

A lot of people think buying an investment property requires a traditional income setup. That’s not always the case.

DSCR loans focus more on whether the property can generate enough rental income to cover the loan, instead of relying heavily on pay stubs or tax returns. In Berkeley, Albany, and nearby East Bay neighborhoods, rental demand is still a major conversation, which is one reason more investors are paying attention to financing options like this.

If you’ve owned your home in the Bay Area for five or more years, it’s worth taking a closer look at where prices actually stand right now.

Median sale prices by county, as of early 2026:

Alameda: $942,083
Contra Costa: $727,583
Marin: $1,279,833
San Francisco: $1,306,083
Santa Clara: $1,485,667

What stands out to me is not just the price levels. It’s that in most of these counties, homes are closing above list price. In Alameda, the median sale price is coming in nearly $37,000 over the median list price. That kind of gap tends to show up when buyer demand is outpacing available inventory.

For long-term owners, that kind of demand has a real impact on equity.

Something I tell sellers every year: the best time to list isn't when you see everyone else listing. It's just before the market slows down.

In the East Bay, the serious buyers who've been watching since early spring are still active right now, and summer inventory hasn't come into full effect yet. Fewer homes to choose from means more competition per listing. That's a real advantage if you're ready to move.
