12 years since I moved from Wellington to Ocala, Florida, and these are the things I'd tell someone doing it right now.

I thought I wanted to be minutes from the showgrounds. What I actually wanted was to be far enough out that the chaos stayed there.

We chose outer Marion County over the city. The quiet was the entire point, and I'd make the same call today.

The screened porch is the part of the house we use most. The fourth bedroom gets used twice a year.

I waited on the acreage. The price didn't wait with me, and that's the one I'd do over.

You won't find any of that in a property description. It's the part I spend the most time on with clients, because land is a decision you live inside for the next ten years.

The best pumpkin patches near Ocala, Florida are not all in Marion County, and the one I'd send you to first might surprise you.

Every fall I get the same question from people moving to Ocala, Florida. Once the weather turns, what is actually worth doing out here?

Start with Cannon Farms in Dunnellon. Go early, pick your pumpkin straight from their U-pick patch, and give yourself a full hour because you are going to want it.

Then head to Mayhem Ranch in Morriston. Their U-pick patch comes with a crop maze and a petting zoo, so one stop easily fills a whole morning.

The other three are worth your Saturday too, especially if you are new to Ocala, Florida and still figuring out which direction to head on a weekend.

Pricing an Ocala horse farm is not the same as pricing a house in Marion County that happens to sit on ten acres.

The commission you negotiate matters far less than who is standing in your field in July.

An agent who does not know agricultural land will price your acreage like a subdivision lot. They will not know what your well, your fencing, your footing, or your drainage is worth to the person who wants it next. They will not know which buyer is relocating here for the land and which one is only looking at the house.

That is where farms lose money. Not on the commission line. On the price line, and on the months it takes to get there.

The right agent does not cost you equity. She protects it.

You are not paying for photos and a lockbox. You are paying for someone who has walked the soil, read the water, and knows the buyer who wants exactly what you built.

If Kaley Cuoco secretly bought a home in Ocala, Florida, here is the gated equestrian community in Marion County I think she would actually end up in.

Here is my reasoning.

Kaley competes in show jumping under a fake name. Not a stage name. A fake name, picked on purpose so photographers cannot find her classes. She has never told anyone what it is.

So she is not buying at the showgrounds. She is buying where nobody thinks to look.

And if I were Kaley Cuoco's Ocala real estate agent, here is where I would take her.

Bel Lago, Dunnellon

A 24 hour manned gate, custom estates, farms, and lakefront homesites. But the part I think would sell her is what sits behind it. Bel Lago backs up to Halpata Tastanaki Preserve, 8,146 acres of state preserve with about 13 miles of multiuse trails that allow horses.

You can ride out your own back gate on a Tuesday morning and not pass a single person.

When she wanted the world again, is roughly 20 minutes up the road. Close enough to compete. Far enough that nobody is idling at the end of the driveway.

The Rainbow River is right there too. Seventy-two degrees year round, and in the off season it is almost yours.

A Dunnellon address and an Ocala life. That is the whole trade.
