As mortgage rates continue to ease, experts project national home sales could increase by 8–10% heading into 2026, with inventory up roughly 5–7% year over year—bringing more movement and opportunity back into the market.
Here in Central Florida, we’re seeing this shift firsthand. Our market currently has 15,000+ active listings, with about 4.9 months of supply, signaling a move toward a more balanced market. Median home prices are hovering around $400K–$410K, and homes are averaging 55–90 days on market, depending on location and condition. Well-priced, move-in-ready homes are still selling faster, while overpriced or outdated properties tend to sit longer.
Bottom line: buyers have more options and negotiating power, and sellers who price and prepare strategically are still winning. Understanding your local market makes all the difference.
