🪣 “Tell me there’s a leak without telling me there’s a leak…”

This homeowner said it loud and clear with a bucket under the drain. If your plumbing needs its own life raft, it’s time for a fix—not a workaround.

And let’s not ignore that white flex pipe. Sure, it technically gets the job done… until it doesn’t. These accordion-style drains are a favorite for quick fixes, but they often lead to long-term issues if not installed properly.

At GOAT Home Inspections, we spot these red flags so you don’t inherit someone else’s leaky legacy.

🐐 Because you deserve a home that comes with peace of mind—not a bucket.

💧Did You Catch It?
Earlier this week we shared a photo of a water heater packed with sediment… but did you notice the other concern?

That gray-blue piping connected to the water heater is polybutylene—a type of plastic plumbing used in homes from the late 70s to mid-90s. It was once seen as a great alternative to copper, but over time, it’s proven prone to brittle failure, cracking, and leaks, especially near fittings.

👎 Insurance companies often flag homes with polybutylene, and many won’t insure them without replacement.

✅ Recommendation: If your home has polybutylene piping, especially near high-heat areas like water heaters, it may be time to consider a full repipe for safety and peace of mind.

🛠️ Home Tip from the GOAT 🐐
Flush Your Water Heater Once a Year!

Over time, sediment builds up in the bottom of your water heater tank. This can reduce efficiency, shorten the lifespan of the unit, and even clog your plumbing.

✅ Improve heating efficiency
✅ Extend the life of the unit
✅ Lower your energy bills

It’s a simple step that can save you a costly replacement down the line.

👀 Bonus Question: Can you spot the other issue in this water heater setup? (Hint: it has to do with the type of piping used.)

🏠🚨 Home Safety Alert 🚨🏠

While inspecting a new construction home, we uncovered a serious issue: vents discharging into the attic—including a dryer vent, which poses a significant fire hazard!

🔍 Why is this dangerous?
• Dryer Vents: Lint buildup in an attic is a major fire risk. These vents must always discharge outside to prevent overheating and improve air quality.
• Bathroom/Kitchen Vents: Moist air trapped in the attic can lead to mold, rot, and long-term structural damage.

Whether it be new construction or an older home be sure to have your home inspected by someone you trust!

Check out what we found on a recent inspection – 6 to 8 inches of pine needles piled up on a flat roof! Keeping your roof clean is more than just good maintenance; it prevents excessive moisture buildup, which can lead to leaks, pest issues, and unnecessary weight from wet debris. Protect your home and keep that roof clear! 🏠🔍

🔍🚨 **Sewer Scope Surprises!** 🚨🔍

Yesterday, we went 2 for 2, uncovering unexpected issues during our sewer scope inspections of NEW construction homes! 🏡✨ While new builds may seem perfect on the surface, it's crucial to dig deeper!

💡 **Swipe to see what we found:**
1️⃣ Noticeable dirt buildup and potential damage at the connection point between the house line and the main sewer line.
2️⃣ Construction debris discovered at the base of the toilet, already causing water backup issues. This oversight could lead to serious plumbing problems if not addressed quickly!

Don’t skip the sewer scope—protect your investment and ensure your home’s plumbing is in top shape! 🛠️🔧
