Trump addressed housing affordability in his speech at Davos and what he said matters if you’re thinking about buying a home.

He made it clear he’s reluctant to support policies that would bring home prices down, because he’s more concerned about protecting current homeowners whose wealth is tied to their property values. He believes capping credit card interest rates at 10% will save potential homebuyers enough money for a down-payment and lower mortgage interest rates will make payments more affordable.

So what does that mean for buyers?

It means we’re unlikely to see policies that increase housing supply and put downward pressure on prices. Instead, the focus will be on lower interest rates to make monthly payments feel more affordable without actually lowering home prices.

Bottom line: The prices you see today are likely the lowest overall prices we’ll see. Waiting longer doesn’t mean cheaper homes, it usually means paying more and getting less house.

WHAT THE FED's ACTIONS MEAN FOR MORTGAGE RATES:
The Fed does not directly set mortgage rates but the Fed’s actions influence factors that affect mortgage rates. While everyone focuses on the rate cut itself, the behind‑the-scenes moves like balance sheet policy and the capital requirements often play the bigger role in where mortgage rates go.

Yesterday was a mixed bag of encouraging job growth, reducing upward pressure on long-term rates and controlling inflation, all with a side of stability. The Fed announced it will end Balance Sheet Shrinkage and will stop letting Treasury securities mature and go off the books; instead, they will roll over maturing Treasuries and reinvest some mortgage-backed securities proceeds into Treasury Bills. This will make it easier for mortgage rates to edge down.

On the other hand, the tightening of the Supplementary Leverage Ratio means banks will have less money to lend because it forces them to hold more capital in reserves which will prevent rates from dropping too quickly but protects the financial system if the economy slows.

Many buyers are sitting on the sidelines waiting for a big drop but we’re unlikely to see rates tumble - unless we have another shock to our system which no one should want. The Fed’s actions should make it easier for rates to drift lower but that’s likely to happen over time, not overnight.

Here in Marion County, home prices aren’t rising as fast as they were but there is a lot of pent-up demand so prices are more likely to go higher as more rates go lower and buyers come off the sidelines. This makes now a smart time to buy.
