It’s been nearly two years since Buyer Broker Agreements became part of the home-buying process—and we still get asked:
“Why do I have to sign an agreement before you can show me a house?”
It’s a great question, especially if you haven’t purchased a home recently or you’re a first-time buyer. So let’s make it simple. 🏡
A Buyer Broker Agreement establishes the relationship between you and your real estate advisor. It puts in writing who represents you, what you can expect from your advisor, and how your advisor will be compensated.
🔑 Representation — It establishes that your advisor is working for YOU and representing your best interests.
💬 Expectations — It clearly outlines the services and guidance you can expect throughout your home-buying journey.
💰 Compensation — It explains how your advisor will be compensated and whether you may have any financial responsibility, so there are no surprises.
🤝 Protection & Advocacy — From evaluating properties and understanding the market to negotiating, inspections, contingencies and closing, your advisor is there to advocate for you every step of the way.
And here’s one of the biggest misconceptions:
Signing a Buyer Broker Agreement does NOT mean you are agreeing to buy a home.
You’re simply agreeing to the terms of how you and your real estate advisor will work together.
At The Cumston Group, we believe informed clients make confident decisions. The Buyer Broker Agreement provides clarity and transparency from the beginning—and ensures you know exactly who is representing your interests before you start touring homes. 🏡🔑
