**Market Snapshot: October 4–10, 2026**

Last week's numbers show that fewer available homes aren't keeping buyers on the sidelines.

Compared to the same period last year, the tri-county market had fewer active listings, yet pending contracts edged higher overall and closed sales increased. Lake County posted gains in both pending and closed activity, while Marion recorded more closings despite fewer homes on the market. Sumter County continued to stand out with considerably more inventory and stronger pending activity than a year ago.

For sellers, the numbers show there are still motivated buyers in the market, but pricing and presentation remain important. For buyers, lower overall inventory means the best opportunities may still attract competition, making preparation especially valuable.

It’s that time of year again, and our offices are officially Toys for Tots drop-off locations.

For many families right here in Marion, Lake and Sumter counties, the holidays come with a quiet worry about whether there will be anything under the tree. Toys for Tots works hard to make sure there is, and they can only do it with help from neighbors like you. One new toy can be the thing a child remembers most about this whole season.

The way to help is simple: pick up a new, unwrapped toy and bring it by any of our offices.

Last week's numbers show that buyers and sellers are still getting deals across the finish line as we move into the fall market.

Compared to the same period last year, closed sales increased in Lake, Marion, and Sumter Counties. Pending activity was lower in Lake and Marion, while Sumter stood out with stronger pending contracts and more closings. Inventory remained relatively steady in Lake and Sumter, while Marion had fewer homes come onto the market.
