When we perform an inspection, we carefully evaluate all roof penetrations. This is an important detail because, in many cases, the roof shingles outlast the other roofing components and materials, making these areas more susceptible to issues over time.

The $20 Part That Could Cost You Thousands

In our daily inspections across Central Florida, we see it constantly: a roof that looks great, but a ceiling that’s leaking. The culprit? The "Pipe Boot."

These are the rubber seals that go around your plumbing vent pipes. While your shingles might be rated for 30 years, standard rubber boots often crack or rot in the Florida sun within 10-12 years.

A failed pipe boot allows water to run straight down the pipe into your attic and walls. The good news? It’s a simple, affordable fix if caught early.

Next time you’re outside, take a look at the pipes sticking out of your roof. If the rubber looks cracked or "alligatoring," it’s time for a quick maintenance visit.

Prevention is always cheaper than a major repair!
