I have been lucky to call Ocean City my home for over 30 years. Growing up in Baltimore and spending the summer at the beach lead me to move here right after completing high school, and I never looked back. It has been amazing to watch how much this area has changed, while still maintaining a small town feel. Your address says Ocean City, MD 21842. That doesn't mean the property is in the Town of Ocean City.

A lot of West Ocean City carries an Ocean City mailing address but sits in unincorporated Worcester County. Plenty of homes with a Berlin address are outside Berlin's town limits too.

Why it matters: rental licensing and zoning follow the actual jurisdiction, not the mailing address. Worcester County requires a county rental license for every rental in the unincorporated areas, short-term or long-term. Ocean City and Berlin run their own programs.

If you're buying with rental income in mind, this is one of the first things I check. Not sure about a property? Send me the address and I'll tell you which side of the line it's on.
