Summer at the shore goes fast. ☀️🌊 And somehow, every year, it reminds me why so many people come here for a week…and start wondering what it would be like to stay.

Morning bike rides, beach days, boats on the bay, dinner outside, boardwalk nights, sunsets over the water — and those little everyday moments that make living here feel different.

Now that the busiest part of summer has wrapped up, it’s actually one of my favorite times at the Jersey Shore. The crowds thin out, the weather is beautiful, and you get a glimpse of what it’s really like to call this area home.

OCNJ AUGUST MARKET UPDATE:

For years, Ocean City carried 1,200–1,400 active for sale listings. I've been an OC Realtor since 2004 - these were typical inventory numbers. In the pre-COVID surge, we saw 500–600 properties on the market at a time.

Today? Just 212 active listings. Down 30 units from last year at this time.

So far this year, 377 homes have sold (399 last year-to-date), with 125 currently under contract, and 43 closings happened in the last thirty days (50 units at this time sold last year in thirty days).

659 total homes sold by end of year 2025. 578 homes sold in year 2024. Lets see what happens by end of year 2026...right now we are locked in for 502 units, and going strong with new offers going under contract each day through the fall.

Inventory is at historic lows, demand remains strong, and homes are moving. Buyers need to be prepared to act when the right property appears.

🏡 This could be a BIG deal for the real estate market — but it’s important to understand that it is only a proposal right now.

A new bill called the MOVE Act was introduced in Congress on August 3 that proposes making portable mortgages more widely available.

What does that mean?

Under the proposal, qualifying homeowners could potentially sell their current home and transfer the interest rate, remaining balance and terms of their existing mortgage to their next home — rather than giving up that loan and financing the entire next purchase at today's rates.

Think about someone who bought several years ago and still has a mortgage in the 3% range. That low rate can be a major reason they hesitate to sell and move. Mortgage portability could potentially remove some of that “rate lock” and make moving much more realistic for some homeowners.

Important: This has NOT passed and is NOT currently available. It is a newly introduced bill, H.R. 10028, and there are still many details that would need to be worked out regarding eligibility and how portable loans would actually function.

But if some version of this ultimately becomes law, it could have a very interesting effect on both housing inventory and homeowners who would like to move but don't want to give up their current mortgage rate.

Definitely one worth watching. 👀

I'd be surprised if you've heard about this yet... but if you're thinking about buying or selling a condo, this is something you'll want to know.

Beginning August 3rd, mortgage lenders will be taking a much closer look at condominium associations before approving many conventional loans for buildings with 11 or more units. Then, starting in January 2027, many associations will also need to dedicate 15% of their annual budget to reserve funds (up from 10%), unless they have a qualifying reserve study that supports a different funding approach.

So what does that actually mean?

🏢 Condo associations with healthy finances and adequate reserves should continue to have an easier time qualifying buyers for conventional financing.

⚠️ Associations that haven't planned ahead may need to increase HOA fees, adjust their budgets, complete reserve studies, or make financial improvements before some buyers can obtain financing.

For buyers, this means it's more important than ever to look beyond the beautiful kitchen or water views. The financial health of the condo association could impact your ability to get a mortgage—or even affect future resale value.

For sellers, buyers and their lenders may ask more questions about your association's budget, reserves, insurance, and deferred maintenance than ever before. A financially strong association could become a real selling advantage.

This doesn't mean condo ownership is a bad investment. It simply means buyers, sellers, lenders, and associations will all be paying closer attention to a building's long-term financial stability.
