Before you write an offer on an Ocean City condo, ask the listing agent one question: is the building warrantable for conventional financing, and when was that last confirmed?

Warrantable means the building meets Fannie Mae and Freddie Mac project standards, the rules that let a lender make a conventional loan. A building can fail on commercial space over 35%, too many owners 60 days behind on dues, thin reserves, or active structural litigation. Your credit can be perfect and the loan still dies, because the building did not qualify.

Here is how rare the alternatives are: over the 12 months through June 30, 2026, FHA and VA loans combined financed 4 of 815 closed Ocean City condo sales, 0.5% (Bright MLS). So when a building fails, buyers usually end up with a portfolio lender or cash.

September in Ocean City: fewer sales, firmer prices. 80 homes sold, down 14.9% from September 2025, but the median sold price held at $482,500, up 9.9% year over year. Eight $1M+ closings tied June for the most this year.

The new variable is rates: 7.28% on a 30-year fixed (Freddie Mac, Oct 1). Buyers have 6.3 months of supply to choose from; sellers who priced right in week one got 100% of original list, and the ones who sat 90+ days took about 91%.
