If you're not going to the beach this weekend, let's head to Wilmington for some amazing events because this lineup is absolutely packed! 🌟🎶🎨

Start things off on Friday, June 19th at Airlie Gardens for their Summer Concert Series (6–8pm), where Jack Jack 180 brings a high-energy blend of party, pop, and rock covers to one of the most beautiful outdoor settings around — pack a picnic, grab your chairs or blankets, and enjoy dining and dancing surrounded by Airlie's majestic gardens!

That same evening, Waterline Brewing Company hosts the second annual Songs of Peace event (6–9pm), a free celebration presented by the Wilmington Peace Festival and Encore Magazine landing on Juneteenth this year — expect a powerful lineup of music, poetry, speakers, vendors, and interactive activities all centered around community, peace, and celebration.

Saturday, June 20th brings even more to explore — head to the Cameron Art Museum for Summer at CAM Community Day (10am–5pm), a free event where you can explore exhibitions like Fresh Air: Inflatable Sculptures, Andy Warhol: Silver Clouds, and Rooted in Memory: The Gullah Geechee Vision of Jonathan Green, plus hands-on activities including inflatable sculpture building, community weaving, and indigo dyeing.

Then wrap up your Saturday at Jimmy's Inland for the Tourist Trap Market (1–6pm) featuring unique vendors, live music by Jared Michael Cline, a food truck from Revival Surf City, a summer sipper drink special with a collectible tiki cup, and an interactive tie-dye bar where the first 20 shoppers score a free bandana to customize!

Wilmington, this weekend is calling your name — come soak up all the creativity, music, and good vibes it has to offer!

Imagine a summer Saturday here. 🌊

The boat is packed before sunrise. The fishing rods are loaded up. You spend the morning on the water, come back with the day’s catch, and pull right into your own dedicated boat parking space.

By afternoon, everyone is gathered around the pool. Some are relaxing in the hot tub, others are stretched out on the screened porch, and dinner plans are already taking shape in the chef’s kitchen.

With room for family, friends, and overnight guests, this home was designed for making the most of life at the coast. Less than two blocks from the beach and located in Oak Island’s sought-after Yaupon section, it offers the perfect balance of luxury, convenience, and fun.

What a weekend bursting with joy, pride, creativity, and community spirit across coastal Carolina — you are absolutely going to want to be out for all of it! 🌈✨🎶

Kick things off Friday, June 12th in Southport at the grand opening soiree of Mirthos Paper (4–7pm), where the enchanting "middle cottage" of the three sisters' cottages opens its doors for the first time with live jazz from Jabbertown Jazz on the porch, bubbles and brews, special homemade nosh, and all the lavish, eccentric, earnest magic that makes this new midtown Southport gem so special — a little sparkle is encouraged in your attire, and it also happens to be a double celebration as the beloved Lantana's turns 19 that same day!

Also launching Friday and running through Sunday, Cape Q***r Pride Fest fills Wilmington's Brooklyn Arts District with three full days of celebration — kick off with a pride history tour or the Lady Gaga tribute band Bad Romance at Eagles Dare on Friday, hop through BAD's social district bar crawl from 12–5pm on Saturday, and wrap up Sunday with a drag brunch or pay-what-you-can yoga class, with even more festivities happening throughout the weekend at participating businesses!

On Saturday, June 13th, Carolina Beach Lake Park hosts the Carolina Beach Market (8am–1pm), a beloved weekly Saturday tradition running April through October with homemade goods, artisan crafts, fresh local produce, food vendors, and live music — you never know what treasures are waiting for you!

Then close out the weekend on Sunday, June 14th at Holden Beach for the free Summer Concert Series (6:30pm) featuring The Embers Band ft. Craig Woolard, who promises to put joy in your step, love in your heart, and beach music in your soul — just grab your chair or blanket and let the summer vibes wash right over you!

Coastal Carolina, what an incredible weekend — get out there and celebrate every beautiful moment of it!

675 Augustine Ave SW is officially under contract after just 2 days on the market.👀

This one is a perfect example of why strategy matters. Our coming soon marketing plan worked exactly the way we intended — creating early buzz, strong interest, and ultimately multiple offers before the weekend was even over.

In a market with more inventory and more competition, the right pricing, presentation, and marketing approach still gets results. Congratulations to our sellers for trusting the process, and congratulations to the buyers who get to call this incredible coastal property home. 🌊🏡

Monday Market Update 🏡

We’re starting to see new listings pick back up across both Brunswick and New Hanover Counties — just like I mentioned last week. With school letting out and summer getting underway, more homeowners are officially hitting the market.

Brunswick County saw 193 new listings this week, which is up from last week. Pending sales held steady at 180, and closed sales increased to 140 — another sign that buyers are still active and homes are continuing to move.

In New Hanover County, new listings climbed to 110, pending sales stayed about the same at 122, and closed sales were also up this week at 111.

What this tells us is that inventory is growing, but buyers are still making moves when the right home hits the market. We’re continuing to shift back toward a more balanced, pre-COVID style market where buyers have a little more time to make decisions, but well-priced homes are still getting attention quickly.

If you’ve been thinking about buying or selling, now is a great time to start paying attention to these trends and planning your next move. 🏠

And on Sunday, June 7th, Wilmington PrideFest takes over Hi-Wire Brewing (2–8pm) for a free, bold, and beautiful celebration featuring drag queens, talented entertainment, live music at 4pm, an all-day vendor market, and drinks pouring from noon — this is the Pride party of the season and absolutely everyone is welcome!

📊 Market Monday Update 📊

Here’s a quick look at what happened across Brunswick and New Hanover Counties over the past week:

🏡 Brunswick County
• 157 New Listings ⬇️
• 164 Closed Sales ⬆️
• 176 Pending Sales ⬇️

🏡 New Hanover County
• 103 New Listings ⬇️
• 93 Closed Sales ⬆️
• 120 Pending Sales ⬇️

One trend that stands out this week is that new listings were down in both counties while closed sales increased. With schools wrapping up for summer and several holidays recently behind us, it’s not unusual to see some sellers hit the pause button for a few weeks.

My expectation is that we’ll see inventory begin to climb again throughout June as families settle into their summer schedules and more homeowners decide it’s time to make their move.

The good news? Buyers still have options, and homes that are priced well and presented properly are continuing to attract attention.

If you’ve been wondering whether now is the right time to buy or sell along the coast, let’s talk about what these numbers mean for your specific goals.
