What is going on in real estate?
I’ve been selling real estate in Ocean Shores and the North Beach since 2004 and I love it. When Covid hit I thought here we go, things are going to slow way down, maybe I should take up crocheting and get a second job. But no, surprise, our market exploded. The builders couldn’t build fast enough, the prices were increasing every day. Of course, we were receiving multiple offers and the sold prices were higher than the listed price. 2020and 2021 were crazy busy.
Now, here we are, the last quarter of 2022, interest rates 7%, change in the stock market, and of course the current events of the world. I want to help people understand that in less than a year we have gone from a sellers market to a buyers market. This is our new reality. Thinking of selling your property remember that the interest rate keeps moving up, and we have quite a variety of homes now available. Every day there are at least a dozen price reductions on listed homes in Ocean Shores.
In my opinion, if you must sell, there are a few things you can do to help the sales process. Spruce up the outside, maybe power wash the house and driveway. Paint if that is in your budget, or at least paint the trim. Freshen up the landscaping. The house, declutter and that includes the garage. Try to minimize what is on your floors, eliminate the piles. Put things away, hang up, and make a trip to the dump or two. Call a local real estate broker. We are your best resource. We will give you the numbers of comparable recent sales. We also know all of the local tradespeople who can help you get your house ready for the market. Do you know for example that some of the local landscapers will also go to the dump or help you load up your moving truck. Your local real estate brokers are happy to connect you with the helpful people you need.
I know that moving is very stressful, but with an experienced local broker, your stress can be reduced.
