A few things I remind my buyers:

• The first house you see does not have to be the one.

• You don’t have to spend the maximum amount you are preapproved for. Your comfort zone for your monthly payment matters.

• Location is a big deal because you can’t move the house. You can change paint, flooring, light fixtures and landscaping. Make sure you are happy with the location that you choose.

• Your timeline is your timeline. You do not have to be in a rush just because the process feels fast. Take your time and make sure you are happy and confident with your decision.

There is no such thing as a “quick showing.”

I know sometimes you see a house online and think, “We’ll just pop in for 15 minutes and see if we like it.” But here’s the thing…

A house can look completely different online than it does in person.

The photos might make a room feel bigger or smaller. The lighting may look different. You may not notice the way the rooms flow together, how much natural light comes in, what the backyard feels like, or how the location sounds and feels when you’re standing outside.

And then there are the things you don’t see in pictures at all.

How old is the HVAC?
What does the roof look like?
Is there something you notice in person that changes how you feel about the house?

That’s why showings matter.

I want my buyers to take their time, walk through the house, open the closets, look around, ask questions and really think about whether it works for them.

Buying a home is a BIG decision. There is no prize for being the fastest person in and out of the house.

Sometimes the house you thought you would love isn’t the one. Sometimes the house you almost skipped ends up being your favorite.
