Homes are selling so quickly that the home may be sold before you can make it in town to see it in person. Buyers can look online and see house photos but a buyer may not understand the layout of the house or subdivision. Do you know, What are the 5 dangers overlooked when buying a house on the Gulf Coast? As your realtor, I share these dangers and prepare you for safe and happy homeownership. I educate buyers and sellers on the community, offer how to check on crime, schools, local events, maps of subdivisions & cities, plus educate you on flood issues. When you're ready to sell your home, Sellers, what are a few minor things you can do to get maximum value for your home? What are a few easy repairs you can complete to get all loan applicants ready to purchase your home? What corrections/repairs should you make to avoid VA and FHA loan applicant disqualification? If you eliminate certain needed repairs it omits 75% of your buying audience to only cash and conventional loans. Do you get on Zillow (Zestimates) and assume those house values are correct? Zestimates do not consider all factors, such as the age or condition of a home, remodeling value, custom vs builder grade, accurate square footage, and home location like on deepwater or amazing views. Zillow values are not accurate for your home because they group every home sold in your subdivision or city regardless of condition or view. There is a huge difference in values for homes in pristine condition vs homes suffering from fire damage, water damage, broken air conditioners, and termite damage? Sometimes online home values can be correct in a cookie-cutter subdivision of the same age and condition. Are you willing to risk your home value on "Sometimes Correct"? Rather than following an opinion of a national company, it is best to use a knowledgeable local realtor. If national values were 100% accurate then local knowledgeable Realtors and Appraisers would be out of a job.
