More Homes Hit the Market as Demand Cools
As we move through the end of August, we're seeing more homes become available across the US, with new listings up 0.4% and total homes for sale increasing 0.5%—the highest inventory levels since early spring. Yet, even with more options, pending home sales dipped 1.1% to a six-month low, as high housing costs are keeping many buyers on the sidelines. The median home-sale price now stands at over $400,000, a 1.9% increase from last year, and the average mortgage rate hovers near 7%, the highest we've seen in over a year.

For those still searching, these shifting conditions can actually be an advantage. With inventory rising and demand easing, buyers may find more flexibility to negotiate on price or request concessions, especially on homes that have been listed for several weeks. Sellers who are realistic about pricing are finding greater success than those holding out for previous years’ highs.
