PSA for all home buyers because I truly believe most people don’t realize this...

When you click the “TOUR THIS HOME” or “CONTACT AGENT” button on Zillow or any online search portal:

YOU are the product!

Your information is being sold as a lead to an agent paying for buyer opportunities. And 99% of the time, that agent is not the listing agent and has never seen the house either.

Most buyers assume they’re getting connected directly to the listing agent- someone who knows the property, has all the key info on the home, can answer questions, and is simply opening the door because it’s “their listing.”

I know this because I’m having this exact conversation with people. Zillow is actually getting sued for lack of transparency about this exact thing. So, today is the day we’re gonna get real transparent with it on social media. 😂

Here’s what really happens when you click that “Contact Agent” button: You are being routed into their lead system. They are selling your information to a realtor. Sometime more than one realtor...

And listen… if that’s how you want to approach your home search, cool. No judgment. I’m just here to tell you what’s actually happening on the back end because most consumers genuinely have no idea.

I’ve had conversations in the past with buyers who thought they were directly contacting the listing agent. Mostly because they felt like their timing was really far out, and they didn’t want “bug” the agent they planned on using because it seemed silly in their mind.

Well it’s not silly!

PLEASE bother your Realtor. That’s literally what we are here for. Send the screenshot. Text the address. Email the Zillow link at 10:42 PM while laying in bed spiraling about interest rates.

Just know what you’re opting into before clicking buttons all over the internet because you don’t know what you don’t know.

Every showing without an offer is data.

And the data is telling you something most agents don’t want to hear.

When a buyer walks through and doesn’t write, they’re not “thinking about it.”

They’ve already decided. They moved on to the next showing on their list, and they’re not circling back unless something changes. “Something” almost never means more time on market.

Here’s the quiet math:

In an average market, a home sells in roughly 30 days on about 12 showings.

That’s 3 showings a week. Every showing without an offer is one of those buyers crossing your listing off their list. After 3 weeks with no offers, you’ve burned through close to the average showing count it takes to sell a home in your zip code. After 6 weeks, you’ve shown to nearly everyone who was going to look at it.

Then the showings dry up.

Not because the home is wrong. Because the buyer pool moved on.

This is the moment most agents misdiagnose. They wait. They hope the next wave of buyers shows up. They send “the market’s just slow” texts to their seller and schedule a check-in for next week.

But Redfin’s late 2025 data shows 7 in 10 U.S. listings now sit 60+ days without going under contract. The buyers who passed don’t come back. Not
for the same listing at the same price.

What actually moves a stuck listing in this market is a system. A diagnostic to read what your showings, save rates, and buyer feedback are telling you.

I list the San Diego County homes that buyers wished they’d thought twice about.

After years on the listing side, every home that struggles to sell has the same fingerprint. It’s not the kitchen. It’s not the bathrooms. It’s the location, and the seller has been quietly paying for it the entire time they owned the home.

Here’s what a location flaw actually costs you years later.

A home backing to a busy road sells for 6 to 12 percent less than equivalent homes three streets over. That gap doesn’t shrink as the market goes up. It widens.

A home in a lower-rated school district loses 8 to 12 percent of value compared to a home in a top district two miles away, even when the square footage and finishes are identical.

A home next to commercial space (warehouse, gas station, strip mall, apartment complex) sees longer days on market and lower closing prices. Lenders flag them. Appraisers dock them. Buyers negotiate harder.

A home in a flood zone, wildfire zone, or landslide zone carries insurance premiums that climb every year. By year 10, that premium can be triple what the seller originally paid.

A home on a strange lot, like a steep slope, flag lot, or no usable yard, shrinks the buyer pool by 40 to 60 percent. Smaller pool means fewer offers, longer marketing time, and lower final price.

Here’s what most buyers miss when they fall in love with the renovation.
Your kitchen will date in 8 years. The freeway behind your house will be there for the next 80. Your future buyer will not be emotionally attached the way you were. They will see the location for what it is and price accordingly.

This is the part nobody tells you when you walk into a beautifully remodeled house in the wrong spot. You aren’t just buying a home. You are buying its future resale.

Buy the location. The house can always be fixed.

House poor is real.

Your lender may approve you for $600,000, but that does not mean $600,000 should be your budget.

The payment is only the beginning.

You still have to account for:
• property taxes
• homeowners insurance
• PMI
• maintenance
• repairs
• utilities
• furniture
• landscaping
• real life

A home should give you stability, not steal your breathing room.

My advice?
Don’t buy at the top of your approval.
Buy at the top of your comfort.

The best home is not the most expensive one you can qualify for.

It’s the one that still lets you live your life after you own it.
