🚲🌿 A new segment of the Inland Rail Trail has officially opened, connecting Mar Vista Drive to Civic Center Drive in Vista and creating more than 12 continuous miles of pathway between Vista and Escondido.

The multiuse trail gives cyclists and pedestrians a dedicated path separated from traffic, with the newest one-mile stretch also featuring drought-tolerant landscaping, improved drainage, and a small pocket park and rest area at Mar Vista Drive.

And there’s more planned! Once complete, the Inland Rail Trail is expected to stretch 21 miles through Oceanside, Vista, San Marcos and Escondido.

September’s numbers show just how much the North County market can vary from city to city. 🏡

Oceanside currently offers the most selection, with 189 active detached listings and a median sales price of $936,625. Vista follows at $977,500 with 124 active listings, while Carlsbad’s median sits at $1,826,162 with 101 homes available. Encinitas remains the highest-priced of these four markets, with a median sales price of $2,525,000 and 82 active listings.

For buyers, more inventory can mean more homes to consider, but the best opportunities still depend on location, condition, and price point. For sellers, understanding the competition within your specific neighborhood is far more useful than relying on a citywide number alone.
