I am sure that you have been hearing that good agents are still helping people move by using sellers concessions. The overwhelming majority of purchase contracts that I am seeing lately have some amount of contribution towards the buyer's closing costs paid by the seller. It helps keep the seller's bottom line up, and allows buyers who are right on the financial edge to still move.

Because seller contributions haven’t been a major part of our market for the past couple of years, I wanted to provide you the chart below that detail what the max seller contributions are for the different loan programs and down payment amounts.

Please keep in mind that the seller concessions can be used to pay buyer closing costs, pre-paid items and discount points but they cannot be applied towards the down payment.

One portion of Prop 19 is the transfer of the tax base of someone 55 or older who purchases a replacement home in California. Under the new law, homeowners are able to transfer it up to three times.

We do a complete review of the chain of title prior to our clients going on a listing appointment to check for any red flags, solar, liens and breaks in the chain of title. We also look at the taxes and length of ownership and send a flyer on Prop 19 if this is something that may apply, bringing added value to agents and their clients. This is only a small portion of the type of expertise and support with provide, which we like to call "Tangible Value". Any title rep can provide a farming list or profile.
