The market is moving — and there are some encouraging signs for both buyers AND sellers! 🌴🔑

📊 Here’s what the latest July 2026 numbers are telling us:

🏠 2,140 single-family homes sold
📈 Sales are up 7% compared with July 2025
💰 Median single-family home price: $446,375
🏘️ 11,924 homes currently in inventory
📅 Average days on market: 62 days
📉 Inventory is sitting at approximately 4.1 months of supply

So what does this mean for YOU?

💗 BUYERS: You still have negotiating power! Seller-paid closing costs, rate-buydown assistance, repairs and price negotiations may all be on the table — especially with homes that have been sitting.

🌿 SELLERS: Homes ARE selling, but pricing and presentation matter more than ever. Pricing correctly from the beginning, showing beautifully and having a strong marketing strategy can make a BIG difference.
