Things that make you go mmmm. Water heater going into the chimney , Chimney going through the garage, No chimney going through the roof. There was some repairs done after a garage fire.

Rubber (EPDM) is an excellent choice for a low pitch roof. I see rubber mostly covering older porches, bump outs and dormers. Like anything that keeps the weather from entering your home it is all about the seams, penetrations and edge details. The material is supplied in wide rolls minimizing the number of seams, after that the amount of experience training and skill level of the installer will determine the success and longevity of roof. Over time seams can stretch open, corners can tear and edge calking can let loose. Regular inspection and maintenance will extend the life of any roof and prevent hidden damage from water entry.
