HOME BUYING 101

Property listed with “New Roof - 30 Year Warranty.” Sure was new but know what you’re buying and whose installing it.

The picture shows a Ridge Cap with Architectural Shingles bent and nailed. This is an IMPROPER INSTALLATION! The shingles will rapidly crack - lift - leak - are easily damaged by wind - and void any manufactures warranty.

I observed this improper installation on 2 properties - in 2 days - in the same city. A cut rate Roofing Company was in town handing out great deals… NOT!

No recourse for these Sellers but to have it done right with proper materials at their own expense.

Today’s find and sadly I’m the only one to see this. Homeowner was clueless. Buyer and both Realtors didn’t see it.

Cogged Dryer Vents & Bath Vents are a major “out of sight / out of mind” 🔥 FIRE HAZARD 🔥 in any home when clogged with debris and lint.

AE always recommends New Homeowners take a leaf blower and clean that Dryer Vent Tube on day one. Existing homeowners should clean theirs annually.

The vents pictured were all wrong with Bath & Dryer Vents interconnected in the Attic, and giving the appearance of separate exhausts on the exterior. They were not and packed full.

This home was one laundry load away from burning down.

Just want to recap 2024 with some creative, yet interesting finds. The pictures present a couple of unnoticed issues from the Buyer walkthrough. One, handrail, actually was a “deal breaker,” due to Safety, until fixed.

These unnoticed issues were hiding in plain site. The inspection resulted in each being repaired / replaced getting the Buyer, the cost of the inspection back, and a safe properly functioning home day 1.
