One of the biggest pricing mistakes sellers make is assuming buyers will value the home the same way they do.
You may see the new floors, the better layout, the upgraded lighting, or the fact that your home feels more loved than the one that just sold nearby.
And those things do matter.
But buyers are still going to measure your price against what they can prove.
They will compare your home to the neighbor’s closing price.
They will compare it to the house that just reduced.
They will compare it to the one with the bigger lot, newer roof, finished basement, or better location.
That is why pricing is not about picking the highest number you hope someone will accept.
It is about choosing the number that creates confidence.
