A proposed constitutional amendment could bring significant property tax changes for Florida homeowners and investors.
While the proposal has not yet become law, it will appear on the November ballot and must receive at least 60% voter approval before it takes effect.
If approved, the proposal would introduce a phased increase to Florida’s homestead exemption:
✅ Up to $150,000 beginning in 2027
✅ Up to $250,000 beginning in 2028
School taxes would not be affected.
Why Timing Matters
Under the current proposal, buyers who purchase a property and establish Florida residency before December 31, 2026, could qualify for the full exemption as soon as it becomes available in 2027, avoiding what could otherwise be a waiting period of several years.
For investors, the proposal would also reduce the annual assessment cap on non-homestead properties from 10% to 5%, affecting many rental, vacation, and commercial properties.
