Here's a snap shot of the current OKC market as of the last few days. It’s a market correction largely due to the increased interest rates.
🏡 As a seller you need to know now is not the time to over price your house, the price decreases were an average of 6%. Chose a realtor that knows your area/the market/is trained and capable to handling your home sale whether you have multiple offers or need real marketing skills to help you get the most for your house if it takes more than a few days to go under contract AND STAY UNDER CONTRACT. The market will never let your home sell for too cheap.
🏡 Buyers, get an update from your lender to see how your payments may be affected by the current interest rate as it may be different than when you first got prequalified. Expect to pay full price or very close to it and have a reasonable understanding of what condition the house is in without expecting the seller to do a lot of minor repairs. Safety and functionality is what you're looking for in an inspection and once you've finally won a bid or were able to get on on the first try (not common) get clear with your agent on what's deal breaking and what's not. It's still a sellers market but that doesn't mean you have to inherit someone else's mess. Commit to one agent that will work for your best interests.

Good morning! Wanted to share a quick tip/update regarding interest rates. Since rates are a hot topic right now, it's more important than ever to make sure we are having good conversations with borrowers-and I'd like to address a common conversation I'm having right now.
This weekend I locked a borrower on a 180 day lock for her new construction purchase. As we were discussing rates, she sent me an email asking why she was "seeing rates online" at 4.8%, and we were higher than that, so she was wondering what was causing the difference.
To answer that question, we have to be able to explain to a borrower what affects rate pricing. That includes things like credit score, LTV, region, number of units, reason for purchase (primary, 2nd home, etc) and more. The problem with "published" rates is, there's simply no way to account for all of these variables. So, lenders simply put the "scenario of their choice" out there so that they can publish a rate, and then when a borrower doesn't fit that exact scenario-they have an easy out when the borrower can't get the published rate.
This is actually why Movement Mortgage doesn't publish our rates. Rates are personal, and they should be a conversation-not an ad to generate phone calls. This is also why I'm always reluctant to answer the question, "where are rates at today." Without the answers to all the variables, that is a loaded question that can lead to confusion when a borrowers rate doesn't match that number.
This also doesn't account for discount points, which most "published" ads include. I did a quick search on mortgage rates this morning, and the article I read had the following text at the end after they published the average rates:
"Money’s daily mortgage rates show the average rate offered by over 8,000 lenders across the United States the most recent business day rates are available. Today, we are showing rates for Friday, May 6, 2022. Our rates reflect what a typical borrower with a 700 credit score might expect to pay for a home loan right now. These rates were offered to people putting 20% down and include discount points."
You can see how if the borrower doesn't fit that criteria, or if they don't want to pay discount points, their rate will look very different from the one's posted.
Long post, lol, but I want to encourage you to not fall into the trap of trying to have a "quick" conversation with borrowers concerning rates. The media is not educating borrowers. We must do the work to help people understand the variables so that they can make an educated decision, and so that they don't set themselves up for disappointment when they research rates on their own.
