If I were giving you advice as a friend—not trying to “sell” you on buying or selling—this is what I’d tell you:

The perfect market probably isn’t coming.

The internet doesn’t know exactly what your home is worth.

The prettiest house isn’t always the smartest purchase.

And pricing high “just to see what happens” can do more harm than good.

Real estate decisions are personal. They should be based on your goals, finances and timeline, not headlines, online estimates or what worked for someone else five years ago.

My job isn’t to talk you into making a move. It’s to give you honest information so you can decide whether moving is right for you.

And if we do end up working together, there’s a pretty good chance we’ll be friends by the end of it anyway 😁

Today, the Wellmans officially closed on their new home, and I couldn't be more excited or honored that they trusted me to help them through this journey!

This transaction was smooth from start to finish—great families on both sides, respectful negotiations, and an all-around enjoyable experience helping transfer this wonderful home to a new family who will love it for years to come.

One of my favorite parts of this job is getting to be a small part of such a big milestone in people's lives, and this closing was a great reminder of why I love what I do.

A big misconception I see regularly is people focusing only on the purchase price. The reality is that a small change in the interest rate can have a bigger impact on affordability than many people realize.
