Constantly hearing that the real estate market has been crazy can wear on people after awhile. Sometimes, it can be easier to take a look at the statistics coming out of the MLS for particular areas and/or home specifications to make sense of it all.

This chart that I put together is showing the median days on market for homes that are in Edmond and Oklahoma City that have 3 beds, 2-3 bath, 1501-2500 sqft, and are priced between $179K & $374K. I decided to use these parameters because it incorporates the majority of homes that I deal with and have dealt with the most throughout my time in real estate.

With all that being said, this chart is a great visualization of “crazy” in terms of the current market. Pre-pandemic, we were looking at a house sitting on the market for 60 days until going to a pending or withdrawn status. Now, your lucky if a home is on the market for more than 5…

What does this mean for you? If you have a home that fits these parameters, there is an extremely good chance (barring anything preventing you from selling your home) that it will move quickly after being listed.
