Mortgage rates have been on this rise for the past year, and will most likely continue to rise this year. However, rates are still low which makes right now a great time to review your financing options with a lender.

Remember: The lower the rate, the lower your monthly payment. The lower your monthly payment, the more you save.

Selling soon and hoping to get top dollar for your home? Yeah, you are! To help, here are a few tips I share with sellers that time and again lay a solid foundation for max profit at closing:

Focus on curb appeal. Think shiny new mailbox, pressure-washed driveway and sidewalks, trimmed trees and hedges, fresh mulch, and seasonal color.
De-personalize your home. Tuck the family photos and mementos away and swap them out with neutral artwork or even nothing at all. You may even want to also consider hiring a professional stager. (Want a recommendation? DM me!)
Jazz up the kitchens. It's true that kitchens sell houses. Plus, you’ll get around 85% of your money back when you sell. The easiest updates? Painting and new cabinet hardware—just choose neutral colors that will appeal to a wide range of buyers.
Maximize natural light. Think clean windows, airy lampshades, and high-wattage light bulbs. You can even remove drapes and blinds altogether if privacy isn’t a concern.
Choose an agent wisely. An agent who knows your neighborhood and what buyers are looking for is a must. Bonus if they are tech-savvy and know how to use social media to get your home sold. Ahhh, spring is here, and with-it longer days, warmer temps, and a return to outdoor living. Yesss! Spring also means it’s also time to give that home sweet home a serious once over. To help, here’s an April home maintenance checklist to get you started:⁣

Declutter, declutter, declutter. Yep, I’m beating that drum…again. You didn't think I’d have a home maintenance checklist without decluttering as numero uno, did you?⁣
Replace air filters and schedule a maintenance check of your cooling system to ensure it’s ready for the steamy months ahead.⁣
Wash windows and doors, and don’t forget your porches. Clean out corner cobwebs and spruce up your front porch or stoop with a colorful wreath, a cutesy welcome mat, and stately planters.⁣
Clean and organize your garage; while you're at it, go on and rinse out your trash cans and recycling bins.⁣
Rent or borrow a pressure washer to give your siding, sidewalk, and driveway a fresh look. Check for widening cracks and chipped paint as you go, making a note to come back and address them later.⁣
Clean and repair your gutters and downspouts to ensure they’re in prime condition for spring downpours.⁣
Test your sprinkler or irrigation system and give that lawnmower a good ole crank. (Trust me, your grass will thank you later!)⁣
Clear brush and fallen limbs away from the house and clean out your beds to make room for spring color.⁣

Expect multiple offers. According to recent data by the NAR, the average seller is receiving 3.7 offers on their home. While this may taper down a bit, it’s likely you’ll have more than one buyer interested in your home.⁣

Great question! While these are estimates, they will give you a good idea of what to expect:⁣

• One-time closing costs: 2-5% of the home’s purchase price.⁣
• Annual home maintenance costs: 1% of your home’s value.⁣
• Monthly utilities: 10% of your gross monthly income.⁣
• Annual property taxes: 0.5-2% of your home’s value.*⁣
• Annual homeowners insurance: 2% of your home’s value.*⁣

*Property taxes and homeowners premiums will typically be added to your monthly mortgage payment. Keep this in mind as you play around with mortgage calculators — some account for taxes and insurance; others do not. ⁣
