I’ve noticed some more profile views lately, probably from people wondering who this guy is calling about their dollar store.
So, for their benefit (and anyone else curious), here’s a quick look at some sales metrics of Dollar General locations that have sold in the past year. I was able to pull data from 11 market transactions.

For those of you wondering why I'm reaching out to people about dollar stores, here's why:
This type of property can be a very attractive investment. Dollar General typically signs a 15-year lease with a corporate guarantee, built in rent escalations, 5-year renewal options, and zero landlord responsibilities. It's a great option for an investor seeking reliable income without the headaches of being a hands-on landlord.

Quick update:

Over the past couple of years, my work has increasingly shifted toward investment sales and more recently, toward multifamily and other commercial properties. With that in mind, I've decided to move my license to a brokerage with more of a commercial focus. This feels like a better fit for the direction my career has taken and the kind of work I'm looking to do going forward. That said, I'm still here to assist with residential needs, especially for friends and past clients, but I'm not actively seeking new residential business beyond existing contacts.
