SUMMARY
The maintenance person is responsible for completion of all work orders, overseeing any additional help hired, communication with property manager and tenants and ensuring properties are kept up to code and safe.
QUALIFICATIONS
EDUCATION/EXPERIENCE – Three years related maintenance experience and/or training is desired, prior experience with Section 8 inspection repairs preferred, high school diploma or equivalent
COMPUTER SKILLS – Must be tech savvy! Demonstrated proficiency in working with computers including word processing, online property management software (Buildium preferred), Internet websites, cloud storage (Google Drive), Google Calendar
PROBLEM SOLVING/CRISIS MANAGEMENT – Must possess ability to handle difficult people, to work under pressure, to meet deadlines and to accurately perform multiple tasks at the same time with interruptions, solve problems and make decisions when necessary
REQUIREMENTS
Must be able to furnish tools/vehicle for maintenance work
Must be able to furnish own smartphone
Must be available to be on call and work a flexible schedule (including weekends)
Must be able to travel to Norman for leadership meetings

Check Buildium/phone daily for authorized work orders
Coordinate with tenants on work orders
Update work orders in Buildium
Retrieve lockboxes and return to office
Be on call for emergencies
Make readies for property manager with checklist
Report property damages, unauthorized pets or illegal activity to property manager
Be available to accompany exterminator to enter units if needed
