💰 Down Payment: Usually 3%–5% of the purchase price (depending on loan type and credit).
✨ There are also Down Payment Assistance programs available if you qualify!

📝 Closing Costs: Around 3% of the purchase price.
👉 The good news? We can negotiate for the seller to pay part — sometimes even ALL — of your closing costs.

🔎 Upfront Costs:
• Appraisal: $500–$600
• Home Inspection: $400–$500
• Earnest Money: Typically around $1,000 (this goes toward your purchase at closing — not an extra fee!)
