1. 🏡 Zoning & permitted use
Can you have livestock? A mobile home? Additional buildings? What can you actually do with the land?

2. 💧 Water
Rural water or well? If it’s a well, what’s its condition and production?

3. 🚽 Septic system
Where is it? How old is it? Has it been maintained?

4. ⚡ Utilities
Electric, gas, internet—and what about utilities for future buildings?

5. 📍 Restrictions & access
Check easements, deed restrictions, road access and other limitations.
