SNOW DAYS ❄️ + STRATEGY = UNDER CONTRACT 🎉

We had a major snowstorm roll through OKC Friday–Sunday ❄️

No school, icy neighborhood roads, and lots of extra time at home with our kids — which we love. Snow days are bonus family days around here 🤍

But while we were playing and making memories, we were still working our business.

Yesterday, once the main roads were drivable, we sent reverse prospecting emails to every agent whose client had 4161 Darril Rd saved in their MLS search to try and get activity going again.

🏡 While mortgage rates remained higher than many buyers had hoped for, the market proved resilient. Home values continued to rise modestly, inventory increased, and buyers and sellers alike began making more intentional, strategic decisions rather than reacting out of urgency.

✅ Here’s a snapshot of how the year ended across the MLSOK market:

👏 Closed sales increased 1.9%, totaling 24,083 homes sold
👏 Pending sales rose 3.5%, signaling momentum heading into 2026
📈Inventory increased 27.7%, giving buyers more options than in recent years
💵Median home price rose 3.1%, ending the year at $262,900
🏡 Homes sold for an average of 97.8% of list price
📈Average days on market increased to 51 days, reflecting a more balanced pace

Looking Ahead to 2026 ⏩

Experts expect 2026 to be a year of continued stabilization, not dramatic swings.
