The Federal Reserve left interest rates unchanged yesterday, but the bigger story may be what we learned from the first meeting led by the new Fed Chair, Kevin Warsh.

A few observations:

• Rates were held steady for the 4th consecutive meeting.

• All voting members agreed to leave rates unchanged.

• Inflation remains above the Fed’s 2% target, and policymakers do not expect inflation to return to that target until 2028.

• Nearly half of Fed officials still expect another rate increase this year.

• Economic growth forecasts were lowered.

• The Chair emphasized that the 2% inflation target is not changing.

• The Fed also signaled it may provide less advance guidance about future rate decisions, suggesting markets could see more uncertainty around future meetings.

What stood out most was the tone.

In his first meeting as Chair, he appeared focused on restoring the Fed’s inflation-fighting credibility and repeatedly emphasized the importance of finishing the job on inflation before considering easier monetary policy.

For housing, the challenge remains the same.

Higher interest rates have reduced affordability and slowed activity compared to the 2020-2021 market. Yet broader financial markets have remained relatively resilient despite elevated borrowing costs.

The takeaway:

Today’s meeting did not signal an imminent shift toward lower rates. If anything, it suggested the Fed is more concerned about inflation remaining elevated than it is about stimulating housing demand.

For buyers, sellers, homeowners, and investors, that may mean adapting to a higher-rate environment longer than many expected.
