If you're even thinking about selling sometime this year, this one's for you.

Here's the thing nobody tells sellers: the timeline starts way earlier than you'd expect. By the time most people decide they're "ready," they're already behind on the stuff that actually makes a difference: small repairs, decluttering, pricing strategy, knowing what your home is realistically worth in today's market.

A pre-listing consultation isn't a commitment to sell tomorrow. It's just information. It tells you where you stand, what (if anything) needs attention, and what kind of timeline makes sense for your goals.

The sellers who feel calm and in control through the process? They started this conversation months before they thought they needed to.

If you want my Listing Prep Checklist — the exact things I walk sellers through before we even talk about listing — comment "CHECKLIST" and I'll send it your way.

What's the one thing that would stop you from listing your home today? 👇

POV: you tell me your budget is $250K... then I see your Pinterest board. 😅

Listen, no judgment here, I have a folder of homes I will never be able to afford either. Dreaming big is part of the fun.

But here's the thing: your Pinterest board isn't useless, even if the price tags don't match. It's actually one of the best tools we have. When we look at what you're saving the style, the layout, the vibe we can usually find those same feelings in homes that fit your real budget. A $600K kitchen might be giving you "open and bright." A $250K home in the right neighborhood can give you that too, just with a different finish.

The goal isn't to talk you out of dreaming. It's to help you figure out what you're actually drawn to, so we can go find it in your price range... with realistic expectations 😂

Be honest, what's on your dream board vs. your actual budget? 👇

Being a good agent isn't about telling you what you want to hear. It's about being honest and kind at the same time which, behind the scenes, sometimes looks like a lot of restraint. 😂

The truth is, I usually have an opinion. I've run the numbers, I've seen the comps, I've toured enough homes to know a good one when I walk in. But my job isn't to make the decision for you, it's to give you everything you need so you can make it with confidence.

So yes, I'll tell you to take your time. And I will genuinely mean it. (Even if I already knew it was "the one" the second we pulled into the driveway.)

That's the balance: direct enough to guide you, never pushy enough to steamroll you. You always get the honest version and the final call.

Be honest with me 👇 Do you want an agent who just agrees with everything, or one who'll actually tell you what they really think?

There's a moment that happens in almost every home search. It's quiet. Easy to miss if you're not looking for it.

It's the one where someone who spent months saying "I don't know if this is even possible for me" walks into a room and stops talking. They don't say much. They just look around a little differently. Picture the couch there. The morning coffee here.

That's it. That's the moment everything shifts from someday to this one.

People think my job is about contracts and showings and numbers. And sure, that's part of it. But the real work, the part I actually love, is walking alongside someone until they get to that quiet moment and feel it click. 🤍

You don't have to have it all figured out to start. You just have to start.

What made your house finally feel like home? Was it a room, a moment, a feeling? Tell me 👇

Listen, I love it here. But trying to get Oklahoma fired up about any sport that isn't basketball? Different kind of challenge. 😂🏀

The World Cupis kicking off, the biggest sporting event on the planet, hosted right here in the U.S. and I have a feeling a solid chunk of the metro is politely nodding while quietly counting down to the next Thunder season.

No shame. We know who we are.

But I'm actually planning to lean in this year. New sport, new teams to pretend I've always followed, a good excuse for a watch party. Worst case, I learn what "offside" means.

So be honest with me 👇 Are you watching the World Cup? 🌍⚽

I tour a lot of homes. Most are pretty normal. And then there are the ones that live in my head rent-free.

In one: a two-story car lift holding two fully restored Camaros... Honestly? Respect.

In another: a wall of clear bins, every single one filled with Nikes. The organization. The dedication. I was a little obsessed.

And then there was the oven. Where someone had left... a pan of chicken fried steaks. For a while. We're going to leave it there, both literally and emotionally.

Here's the actual takeaway under the chaos: when you move, the stuff you leave behind tells a story and a vacant home shows a buyer everything. If you're prepping to sell, "empty and clean" goes further than you'd think. (Especially re: the oven.)

What's the weirdest thing you've ever found in a house touring, renting, or moving in? 👇

Before you ever step into your first showing, a little prep changes everything. 🏡

Most first-time buyers walk in excited (which is the best part) but the ones who feel calm and confident are the ones who did a few things first. None of this is complicated. It's just the stuff nobody tells you until you're already standing in someone's living room trying to do math in your head.

So I put it on one screenshot-able list:
→ Pre-approval over pre-qualification
→ Knowing what's actually negotiable
→ The real monthly cost, not just the mortgage
→ Walking the neighborhood at two different times
→ Two lists: non-negotiables and nice-to-haves

Do these five things and you walk in clear instead of overwhelmed. That's the whole goal — you making a confident decision, not a rushed one.

Save this for when you're ready to start looking, and send it to whoever's been "kind of thinking about it" for the last six months. 😉

What's the one thing on your home wishlist you absolutely won't compromise on? 👇

This year I made it a mission to get first time home owners in the game because I believe homeownership early in life gives you leverage for your future.

I’m so proud of these soon-to-be newlyweds becoming homeowners and I am honored that I got to help them! Buying your first home can be stressful but they did it and now they’re building their future.

Instead of building a landlords equity, start building your own.

Several hundred billion... Mark gets it. 😅

Real talk, nobody prepares you for the gas bill when you become a realtor. Between showings, listing appointments, open houses, and the occasional "can we just drive by one more neighborhood?" moment... the miles add up fast.

I'm not complaining, I genuinely love what I do. But if you've ever thought being a real estate agent is all key ceremonies and closing gifts, just know there's a very humbling fuel receipt living in my glovebox.

The OKC metro is big, y'all. Edmond to Mustang to Moore in one afternoon is a very real Tuesday.
If you're thinking about buying or selling and you're wondering what your agent is actually doing behind the scenes... it's this. A lot of this.

Drop a ⛽ in the comments if you can relate, OR tell me: what do you think a realtor's biggest hidden expense actually is? I'm curious what people guess.

They said it was impossible.
We did it anyway.

I hear some version of "I don't think I can actually do this" almost every week. And almost every time — they're wrong.
The market feels heavy right now. Rates aren't where anyone wants them. Inventory is tight in the right neighborhoods. And yet people are buying homes in OKC. Real people, with real budgets, in real timelines they didn't think were possible.

What usually stands between "impossible" and done is just one honest conversation about what the numbers actually look like for your situation — not the general headlines, not what your coworker told you, not what you read on Reddit.

If you've been sitting on a "someday" that keeps getting pushed — let's just talk. No pressure. No pitch. Just clarity.
