Compared to this time last year, new listings across the MLSOK service area increased 16.6%, with more than 2,500 homes hitting the market in May alone. Inventory now sits at 3.4 months of housing supply, giving buyers more options while still supporting healthy market activity.

At the same time, buyer demand remains strong. Pending sales increased 11% year-over-year, signaling that well-positioned homes continue to attract serious interest. Home values also continue to appreciate, with average sales prices rising 3% across MLSOK and Oklahoma City home prices increasing 11.4% compared to last year.

We're also seeing significant activity in surrounding communities. Piedmont experienced a remarkable 68.8% increase in pending sales, highlighting continued demand throughout the MLSOK market area.
