•Pending sales rose 17.7%, showing that homes are still moving when priced right.
•Closed sales increased 3.4%, while days on market stretched from 42 to 50 days, giving buyers a bit more breathing room.
•Median sales price inched up 3% to $262,654, and average price jumped 8.5% to $320,589.
•Inventory grew 33.4%, pushing the months’ supply of homes to 4.2 months, the highest in several years—marking a move toward a more balanced market.

What This Means for Buyers🔑

Buyers are seeing more homes to choose from and less pressure to act immediately than in previous fall markets. However, prices remain stable, meaning waiting too long may not lead to big savings—especially with new construction prices holding firm.
