Hi, everyone. Dustin here with Gold Mortgage, and welcome to another Mortgage Minute. Rates finished the week higher. On Wednesday, the Fed raised its own interest rate by a quarter point, the first increase in three years. Fed Chair Kevin Warsh said prices are still climbing way too fast. Closer to home, here is how the year has gone.
Around Central Oklahoma, the typical home is worth about two hundred and forty-five thousand dollars, about flat with last year. Homes are going under contract in about twenty-seven days, four days slower than last year. You have a bit more room to think than last fall. A Fed increase does not automatically push mortgage pricing up.
Mortgage pricing follows the bond market, and bonds improved after the announcement. Lenders eased their pricing. Keep an eye out on this Thursday for the new home sales report. That one shows whether higher borrowing costs are slowing new construction. So get yourself ready while things are quiet. That way, when you find the right house, you are completely ready to write an offer and get the house of your dreams.
