This Deer Creek Village home has had some thoughtful updates over the last couple of years, and it shows.

With 2,941 square feet, the home offers plenty of flexibility with multiple living spaces, 3.1 bathrooms, a bonus room, and a layout that keeps most of the bedrooms downstairs. One of the toughest conversations in real estate can be separating what a home needs to sell for from what buyers are actually willing to pay for it.

Your original purchase price doesn’t determine today’s value.

Your Zestimate doesn’t set the price.

Your tax assessment doesn’t set the price.

And the amount you need to walk away with at closing doesn’t set the price either.

The market does.

That means looking at recent comparable sales, current competition, location, condition, upgrades, buyer demand, and what similar homes are actually selling for.

You can list a home at any price you want. The real question is whether buyers see enough value at that price to make an offer.

And when a home is priced too high, the market usually lets us know pretty quickly: fewer showings, little interest, no offers, and eventually price reductions.

A strong pricing strategy isn’t about picking the highest number we can justify. It’s about positioning the home where buyers see the value and are willing to compete for it.

Don't miss this beautiful Yukon home...

Located behind the gates of a private community just off Route 66, this 5-bedroom, 4.1-bath home offers nearly 4,900 square feet with a floor plan that can adapt to just about any stage of life.

When your home hits the market, you have something you won’t have again: a brand-new listing.

Those first couple of weeks are typically when you’re getting the most attention from buyers who have already been watching the market and waiting for the right home to come along.

That’s why your pricing and preparation before you list matter so much.

If you come out priced too high with the idea that you can “test the market” and reduce later, you may burn through some of your best buyer attention. By the time the price comes down, your home is no longer the new listing everyone is watching.

My approach is to have the home ready from Day 1:

✔️ Price it based on the current market and competition
✔️ Handle important preparation before listing
✔️ Use professional photos and strong marketing
✔️ Pay close attention to showing activity and buyer feedback
✔️ Be willing to adjust quickly if the market is telling us something

The goal isn’t to see how high we can start.

The goal is to position your home to get the strongest possible response while buyer attention is at its highest.

Selling a home is a strategy, not a guessing game.

Ever wonder how Realtors get signs in when the ground feels like concrete? Here's one of my favorite little hacks. I always keep a drill with a small earth auger bit in my trunk. When the ground is too hard to drive a sign in, I drill a quick pilot hole and the sign goes in without a fight. A little preparation goes a long way. Problems are a lot easier to solve when you plan for them before they happen.

UNDER CONTRACT before it ever hit the market.

These sellers are previous clients of mine, and with a PCS to Washington coming up, we had a plan to get their home ready to officially hit the market on November 5.

We started with an in-person walkthrough, discussed what needed to be done to prepare the home, and built a timeline that worked around their upcoming move.

But we never made it to November 5.

An interested buyer came along, and after coordinating with their agent, they set up a couple of Zoom calls so they could virtually tour the home. From there, we worked through the details and got it under contract before it ever went live.

No days on market. No parade of showings. And one less thing for my sellers to worry about while preparing for their PCS to Washington.

Sometimes the best real estate strategy isn’t about getting a property on the market as quickly as possible. It’s about recognizing the right opportunity when it shows up and making it work for your clients.
