Having homes measured for square footage accuracy is equally if not MORE important than getting professional photos done before listing properties for sale!!! I wish the general public, and realtors knew this. Owners could have this done in the earliest stages of thinking about selling. Realtors could also incorporate this into their listing package (like photos) and pay the $200-$300 to potentially make your client thousands extra. This can help properly price the home and avoid a headache if it is in fact smaller than county measurements. Either way you look prepared, and go into selling the home more prepared!
I’ve been appraising homes for over 10 years now. During that time, it is ashtonishing how often the home measures significantly larger than what public records has it listed at (anywhere from 25 to 400+ square feet off). Countless times I’ve sat amazed knowing the seller has just left THOUSANDS of dollars on the table. All because they had no idea the accuracy of their home’s square footage!!! The craziest part is, they will probably NEVER know how much money they left on the table! Other appraisers reading this know exactly what I’m talking about!!
Sometimes I measure almost exactly what public records show, sometimes it’s smaller. When this happens, an appraisal issue will likely soon follow, because it was probably priced too high. This can bust deals, and put the seller and buyer in horrible positions. All for something that could have been avoided if the seller had it measured before listing the property!
Many realtors use me to measure everything now after they have seen these large discrepancies, and how much it can change things. I want to help make realtors look even more valuable!!! As well as help homeowners directly!
