While scrolling through social media this week, I came across a post from a local buyer expressing some deep frustration with the home-buying process and the intense competition against investors.
My immediate instinct (and teacher heart) was simply to reach out and offer some encouragement. But as a professional, I paused. I realized her own REALTOR® was likely working hard behind the scenes, and out of respect for their relationship—and our Code of Ethics—I stayed in my lane.
But it really got me thinking.
It drove me into a bit of a rabbit hole about our responsibility as agents: How effectively are we educating and preparing our clients before the journey even begins?
Are we having the tough, honest conversations upfront?
Preparing them for the reality of multiple-offer situations?
Setting expectations for complex inspection periods?
Navigating the emotional rollercoaster of negotiations that don't always come together?
Reflecting on our daily practices at Long Family Real Estate, I feel incredibly grateful for the systems we’ve put in place. While we can’t predict every single obstacle that a fast-moving market throws our way, we place a massive emphasis on being proactive rather than reactive. Basic home maintenance starts with the stuff most people forget about: your HVAC filters.

Here’s how to stay on top of it:

First, walk your house and count how many filters you have. Check your returns up high, that’s where they usually hide. The size is printed right on the filter itself, so write those down.

Then pick your system. We subscribe to a service that mails us new filters every quarter, so we never have to remember.

Grab a step stool, open the vent tabs, pull the old one out, drop the new one in. Just follow the arrow on the filter so the air flows the right direction. That’s it.

When it comes to home maintenance, you’ve got three options:

Pay a pro. Reliable, but usually the most expensive.
DIY. Easy stuff like this is cheap and takes two minutes.
Skip it. Feels free now, costs you the most later.

Clean filters help your allergies, keep your HVAC running without strain, and make the system last longer. And those units are not cheap to replace.

Spend a few bucks every quarter and your home stays in great shape. When it’s time to sell, it shows. A well-maintained home sells faster and for more money.

Can we just talk about the kitchen triangle for a moment?
🔽 In order for a kitchen to properly function, there must be a triangle between: sink, stove, refrigerator. There are all kinds of proper distances and measurement out there, but that's not what we are talking about today. Do NOT put an obstacle between any of these 3 key elements.

🏡As I was reviewing new listings in the MLS this morning, I noticed 3 separate kitchens that violated the rule of the golden triangle. 2 were new construction (might be a builder that is just getting their feet wet) and the 3rd was a newly renovated kitchen.

👀THESE are the things that we notice when we show you homes. We understand that a functional home is a happy home. We can also identify some red flags in new construction and renovation to help our buyers make informed decisions.
Do you want a kitchen with the refrigerator on the opposite side of the island as the sink? NO ONE DOES.

Nerd alert: I get really excited about the trees. There's a mimosa tree at the gym that I nerd out over pretty much every day (and sniff once a week) because it has so many pretty fluffy pink blooms.
And as I was planting this sign yesterday in Mustang, I was nerding out over the big, beautiful magnolia tree in the front yard of this listing , AND the neighbors have a gorgeous mature willow tree.
Anyway....I'll share the listing link in the comments, but I just love the trees.
