As many former landlord are chasing better returns with short term rentals, it’s important to remember that attracting guests is different than attracting tenants. Prior to the pandemic, guests often booked stays for a weekend, but hybrid/remote working has made it possible for guests to extend stays. This makes it all the more important to equip your short term rental with amenities that are more suitable for guests booking extended stays. Features like laundry access, strong wifi, and fully stocked kitchens become even more important in a competitive market.

Set your short term rental apart from others by adding in simple touches like these:
• Room spray (eco-friendly and subtle is best to avoid triggering any allergies in guests)
• Run an ozone machine to neutralize scent
• Avoid mass produced artwork (i.e. Ikea, At Home, Hobby Lobby). Guests will appreciate attention to detail (and also a higher likelihood they’ll share their stay on IG if the space is impeccably decorated)
• Partner with a local cleaner or housekeeper to ensure linens are professionally cleaned between guests

First impressions drive great reviews which lead to more great business, but nothing can tank a review faster than home that isn’t properly cleaned. THE NUMBERS SPEAK FOR THEMSELVES. Short-term rentals are the most lucrative way to package your investment portfolio. The process of acquiring a short term rental isn't much different from acquiring a long term rental, but they generally yield a better return. Essentially we are finding a deal, positioning it, and managing it.
Of course, there are pros and cons just like any investment.

PROS: Increased cash flow, no evictions required, tax benefits, major flexibility. Short-term rentals can be more nimble and easily managed due to shorter stays. A manager can lay eyes on the property, get it cleaned, and tend to any maintenance issues before they become too serious.

CONS: City regulations are still being developed, variable demand/increasing competition, higher maintenance, potential platform changes.

It can be overwhelming to think of another space to decorate without breaking the bank, while still making it feel like home. Here are some of our always-used tips:

• Form and function: keep the accessories in the home to a minimum and try to keep the aesthetic similar throughout the house
• Upgrade hardware and replace light fixtures
• Use hotel grade linens (bonus points if you partner with a laundering service to make them smell great and look crisp regularly)
• Paint entire space same shade of crisp white, clean any paint drips that may have been there prior, dirty baseboards and trim get a fresh coat of paint
• Lighting, lighting, lighting - use warm tone light bulbs over cool to create a warm, home-y mood
• Real artwork > mass produced prints (thrift stores and estate sales), check with local thrift shops, antique shops, and local art purveyors like Anonyma
