Marketing + staging + pricing matters! Even in THIS market. Not every house is selling for multiple offers on day 1. Just in the past week 327 listings in the metro have reduced their price. Buyers are willing to fight for houses but are still shying away from properties that are priced above market value and/or aren’t presented to the market in the best way.

We’re not calling it an official market shift…yet.

But with inventory rising at a fairly steady pace, I’m starting to sense the beginning of something - which could eventually turn into a more balanced market for the greater OKC area. And balance is definitely a good thing, giving folks who want to sell their home more confidence that they’ll be able to find a new one and giving buyers more options and less competition.
